Situation

The existing site is heavily leaning towards the use of the takeaway on the ground floor, with the vast majority of the site being used for ancillary purposes. The aim was to conduct a review to fully maximise the yield of the site in a considerate manner to provide a balanced split for all units.

We carried out a detailed review of the site and developed a scheme that not only increased the yield of the site, from 1 takeaway and 1 apartment with a range of ancillary spaces to 2 apartments, 1 coach house and 1 takeaway. This was all proposed and approved along with a range of upgrades to the site from a public realm perspective as well as the site as a whole.

A detailed review made it clear that the site although with a range of existing structures was not performing to its most optimum. The proposal and its development unlocked the potential of this site with a further 2 residential units added to the site and enabled the site to be upgraded at the same time to modern standards wholesale. As the entire site is to be developed it has allowed us to review the material palette and language of the developments on site. It has also been the perfect opportunity to upgrade the additional land to the side of the site that appears to be within the public realm. The proposal is to soften it and break the concrete island that is there currently.
